Disney’s new California neighborhood about to welcome first residents into $4 million homes

A Disney-designed neighborhood in the Coachella Valley with multi-million dollar homes, a Club 33-like private lounge, Incredibles-inspired clubhouse and Disney chef-run restaurant is likely the closest Disney fans will ever get to living in Disneyland.

The first Cotino residents are expected to move in this spring to the Rancho Mirage neighborhood designed by Walt Disney Imagineering.

The 300-home Palm Springs-area master-planned neighborhood is the first Disney Storyliving community “inspired by world-famous Disney placemaking” with more in the works.

The 618-acre property bounded by Monterey Avenue and Bob Hope, Frank Sinatra and Gerald Ford drives could eventually have 1,700 homes and 400 hotel rooms.

The new desert community is being billed as a “creative oasis” for Disneyland fans looking for “new ways to make Disney a bigger part of their lives.”

The smallest Cotino cottages — starting in the upper $1 millions — will feature 2,200-square foot floor plans with two bedrooms and two bathrooms.

The largest Cotino estates — starting in the upper $4 millions — will boast 7,200-square foot floor plans with five bedrooms and five bathrooms.

The private Artisan Club — Cotino’s version of Disneyland’s exclusive Club 33 — will require a $20,000 initiation fee and annual dues ranging from $11,000 to $19,000 a year. Membership will be voluntary and eventually open to anyone — whether you’re a Cotino resident or not.

Artisan Club members will have access to the Cotino Bay waterfront clubhouse, Architects Fork restaurant, Plot Twist outdoor bar, Parr House special event space, Disney-run creative studio and private beach along a 24-acre man-made lake.

The Pixar-themed Parr House overlooking Cotino Bay will have a main entertaining room with a towering rockwork fireplace, five bedrooms, kitchen, dining room, boardroom and art studio.

The special events space will feature a mid-century design that pays tribute to the Parr family mansion in Pixar’s “Incredibles 2” animated film.

In the film, the Parrs’ cliffside mansion featured striking floor-to-ceiling windows, indoor rock formations and an infinity pool with elaborate surveillance systems, hidden entrances and remote-control features.

Artisan Club members will be able to rent the Parr House for celebrations and limited overnight stays. Disney will host Storyteller’s Dinners in the Parr House as part of the club’s special events calendar.

The Cotino Bay Clubhouse will offer a swimming pool, wellness center, fitness equipment, fitness classes and outdoor tennis and pickleball courts to club members.

Disney cast members — company parlance for employees — will manage the clubhouse and operate the community association.

The Artisan Club and Parr House are expected to open this fall.

A private members-only beach will offer heated swimming zones, shaded seating, paddleboarding, kayaking and other recreational water activities.

Disney-curated entertainment will include signature events, live performances, seasonal celebrations, cooking classes, art classes, seminars, speaker series, health and wellness events and philanthropic endeavors.

The Disney entertainment team will also coordinate excursions, day trips and multi-day vacations for club members.

Cotino will have several parks open to all residents — including the family-oriented Little Desert Park, senior-oriented Longtable Park and an equestrian-themed dog park.

Nonresidents will be able to purchase a day pass to access a public beach and recreational water activities along Cotino Bay.

The Cotino Town Center shopping and dining district is set to open in 2026 at the northeast end of Cotino Bay.

Condominiums along the west side of the bay and a beachfront hotel are envisioned for a later phase of the project.

Six model homes are open on weekends for prospective buyers with a love of all things Disney.

Cotino will waive more than $30,000 in Artisan Club initiation fees and annual dues and throw in a $2,500 food and beverage credit at the club for new home buyers through June 30.

Disney has already announced the Asteria master-planned community outside Raleigh, North Carolina, will be the second Storyliving development with additional locations in the United States under exploration.

This isn’t Disney’s first foray into home building and community creation. Disney developed the Florida town of Celebration that opened in 1996 next to Walt Disney World. The Golden Oak community designed by Imagineering at Disney World that debuted in 2010 features luxury single-family homes with an average price of $10 million and a Four Seasons resort.

Walt Disney dreamed of building a utopian city in the 1960s that would have been a test bed for futuristic city planning. Disney’s vision for an Experimental Prototype Community of Tomorrow eventually morphed into the Epcot theme park at Disney World.

The planned Cotino community also boasts a Disney connection with Walt and his wife, Lillian, who once owned a vacation home in Palm Springs that he called his “laughing place.”

Disney will not be the real estate developer, builder or home seller of Cotino or any future Storyliving projects.

Scottsdale-based developer DMB Development is developing the Cotino master-planned community with Shea Homes, Davidson Communities and Woodbridge Pacific Group serving as the homebuilders.
