Jordon Perlmutter & Co. and Rockefeller Group announced on Wednesday the signing of two new leases at Paradigm River North, a newly constructed eight-story office building in Denver’s RiNo Art District.
Langan Engineering & Environmental Services, a consulting firm that provides a mix of geotechnical, environmental and site/civil engineering services, has signed a lease for approximately 5,307 square feet, while Rockefeller Group, which is a co-developer of the building, has secured nearly 6,000 square feet for its Rocky Mountain Region headquarters.
The two companies are now joining anchor tenant Davis Graham, which moved into its 80,000-square-foot space in December 2024.
“Our staff is thrilled about our new home in RiNo, which reflects our business growth and commitment to Denver,” said Luis Berroteran, Principal at Langan.
“Paradigm River North’s innovative design, emphasis on wellbeing, and best-in-class amenities support our commitment to fostering collaboration and excellence in the workplace.”
The 200,000-square-foot building, 3400 Walnut St., features an environmentally sustainable design with multiple outdoor spaces, 12-foot-3-inch clear ceiling heights, customizable open floor plans and expansive 11-foot by 9-foot bay windows that provide an abundance of natural light.
Both companies’ leases are a result of the building’s recently completed full-floor spec suite buildout.
The suites include a mix of open collaboration areas, private offices, meeting rooms and fully equipped kitchen and amenity spaces. Additionally, all spec suites provide direct access to the building’s conference and training center.
According to their website, Paradigm River North is pet-friendly and offers ground-floor retail and dining, along with amenities such as EV charging stations, a fitness center, valet parking, on-site security and a bike storage room with lockers and showers.
“Paradigm River North was designed to offer a new and vibrant take on the office, one that aligns with both business and employee preferences today to create offices that truly feel like a home away from home,” said Sean Perlmutter, partner at Jordon Perlmutter & Co.
“The addition of Langan and Rockefeller Group to the property’s growing roster of tenants underscores Paradigm River North’s appeal, caliber, and ability to attract nationally focused tenants. As companies continue to expand their footprint in Denver as well as reintegrate the office, we expect interest in Paradigm River North to remain strong.”
Currently, two additional spec suites are available for lease, totaling 4,178 square feet and 9,153 square feet.
Jamie Gard and Jeff Castleton of Newmark represented Paradigm River North in the lease signing. Hadley Cox and Drew Thomas of CBRE represented Langan.
