A 10-story multi-unit apartment building has been proposed for a site in North Capitol Hill by Cuningham Group Architecture Inc., a national design firm specializing in architecture, interior design and urban design.
Based on the concept plan submitted by the firm to the city in late January, the project known as Pearl Street Residential calls for a total of 44 parking spaces and 138 units to be built at 1616-1630 N. Pearl St.
The first floor will feature a lobby, bicycle parking and a garage with 17 parking spaces. The second floor will serve as an additional garage with 27 parking spaces.
Floors three through 10 will offer a variety of residential units, ranging from studios to 1-, 2- and 3-bedroom apartments, with some of the top-floor units offering balconies. Around 35% of the rooms will feature 1-bedroom and 1.5-bath layouts, while just 4% will be studios.
The plans also outline the proposed materials for the building, including brick, stacked bond brick, metal panels and concrete masonry.
According to city property records, Northeast Denver Housing Center, a Colorado nonprofit focused on community development, purchased the lot for a little over $2 million in October 2024 from the Douglas C. Hall Company, which had owned the site for decades.
Founded in November 1982, the nonprofit’s mission is to create sustainable, healthy housing opportunities for underserved households through outreach, education and housing development.
Based on their website, the nonprofit has been involved in several developments, including the Central Park II and Central Park III Apartments near Central Park Boulevard.
Cuningham and Northeast Denver Housing Center did not respond to requests for comment.
The site is a 0.43-acre parking lot near another proposed multi-unit housing development at 2205 N. Washington St., known as Paragon Place.
The project’s application states that the property is expected to be completed by the end of December 2026.
