How Much is Coyote Pass Really Worth?

In 2018, The Brown family sold their four homes in Las Vegas and moved to Flagstaff, Arizona. Ahead of the move, they purchased 14 acres of property. The plan was to build houses on the land they call Coyote Pass. They never developed the land, and the plural family has been dismantled. While Kody now has a monogamous marriage, and his original three wives have all moved on, they are still battling over how to best split the land they purchased. That battle has played out on season 19 of Sister Wives. So, what is the value of Coyote Pass?

While it’s impossible to say exactly what a developer or buyer would be willing to pay for the property, <a target=”_blank” href=”https://www.coconino.az.gov/” rel=”noreferrer noopener”>Coconino County has assessed its fair market value for 2025. According to the county, the four plots of land are currently worth more than $1.3 million combined.

Kody, Meri, and Janelle’s plot is worth the most because of its acreage. According to the county, the land is worth nearly $500,000. Janelle Brown shares another lot with Kody Brown. It was assessed with a fair market value of $234,941. Kody and Robyn Brown own two additional lots, $234,941 and $403,805, respectively.

Despite never being developed, Coyote Pass has appreciated in value. It’s worth an estimated $1.3 million, but the family paid much less than that in 2018. They purchased the land for $820,000. The initial loan was owner-financed. They have since paid off the loan.

While the Brown family has spent much of season 19 of Sister Wives arguing over Coyote Pass, one former family member hasn’t said a word about the property. Christine Brown has no vested interest in the land or what happens to it. So, what happened to her piece of the much-discussed land?

Christine Brown was the first of Kody’s four wives to leave him. She cut her losses, sold her home in Flagstaff, Arizona, and moved to Utah. There, she started over. Christine has since remarried. To make the break clean, Christine forfeited her portion of Coyote Pass to Robyn and Kody in exchange for the profits of her home sale. Kody and Robyn owned Christine’s portion with her before the split.

Janelle and Meri are still tied to the property, but neither of them lives in Flagstaff. Following her split from Kody, Meri Brown moved to Parowan, Utah. She owns a small inn in the town. Janelle recently set down roots in North Carolina, where her eldest daughter lives with her husband and children. Kody and Robyn are still in Flagstaff, but they have moved to a large property after offloading the home they have been living in since 2019.
