Company breaks ground on one of Denver’s final industrial sites near DIA

Phoenix-based real estate company Evergreen Devco Inc. has begun construction on Superblock, a two-building industrial development spanning nearly 280,000 square feet in northeast Denver near the airport.

Superblock, on about 16.5 acres at 4439 N. Telluride St. and 17688 E. 45th Ave., will feature two industrial buildings measuring 154,702 and 124,672 square feet.

Both buildings are designed to accommodate a range of tenants such as a bottling plant or other manufacturing and distribution operations.

“Superblock represents a rare and strategic opportunity in Denver’s industrial market,” said Brian Dietz, vice president of industrial development at Evergreen Devco in a Monday news release.

“With its location within Denver city limits, cost advantages, and best-in-class amenities, this development is poised to be a premier industrial destination.”

The site offers direct access to Peña Boulevard, Interstate 70 and E-470, as well as immediate proximity to the Denver International Airport.

“Superblock is uniquely positioned to meet the sophisticated requirements of modern industrial users,” said Keiffer Garton, senior vice president at CBRE.

“This site’s location within the city and county of Denver offers significant tax advantages, reliable water access, and adaptable suite configurations, making it an ideal choice for tenants with specialized needs.”

Tyler Carner, Jeremy Ballenger and Keiffer Garton of CBRE will represent Evergreen in the sale or lease of this property.

Superblock will offer key features, including 39 trailer parking stalls, a 32-foot ceiling height, high-profile building signage and 172 total car parking spaces.

The property is also serviced by Denver Water and with potential tax benefits, tenants could experience annual savings of up to $4 per square foot compared to other properties.

The total project cost will be roughly around $22 million, or $78.75 per square foot, reflecting the cost of the shell building.

Superblock is slated for completion in the first quarter of 2026, with leasing opportunities now available. The release said the property is one of the last available industrial-zoned sites in the area.

Founded in 1974, Evergreen has over 70 employees, with offices in Arizona, Colorado, California and Utah.

Evergreen is currently developing of more than 70 retail, industrial and apartment projects and has completed more than 650 projects.
